We are recruiting a Critical Services Mechanical Engineer to join the team in London.

About The Role

We are recruiting a Critical Services Mechanical Engineer (HVAC & Legionella Qualified) to join our team in London. You will be responsible for the safe and compliant delivery of mechanical maintenance, air conditioning, ventilation, and water treatment works within a business-critical environment, operating under CBRE's Safe Systems of Work and in full compliance with statutory and industry regulations.

This role sits within the Critical and Technical Services job function. You will be a competent person under the Health and Safety at Work Act 1974, the Approved Code of Practice L8 (Legionella), and HTM 04-01 where applicable, with specific responsibilities for HVAC operation and water hygiene risk management.

Please Note shift pattern is 6 on, 4 off, 4 on, 6 off (Hours: 07.00-19.00 and 19.00-07.00)

Role Responsibilities

* Carry out planned preventative maintenance (PPM) and reactive fault-finding on all mechanical plant including chilled water systems, cooling towers, AHUs, FCUs, split/VRF air conditioning, CRAC/CRAH units, pressurisation units, and associated BMS-controlled plant.
* Conduct, record, and report routine water hygiene monitoring activities including Legionella risk assessments, temperature monitoring (hot and cold water services), disinfection, TMV servicing, shower head cleaning, and sentinel outlet checks.
* Manage and administer contractor activities relating to water treatment, water hygiene sampling, and Legionella remediation, ensuring all works are documented and closed out in the CMMS.
* Diagnose and rectify faults across refrigerant-based systems (split, VRF/VRV, DX) and chilled water circuits; carry out pre-planned and emergency works in line with F-Gas Regulations 2014 (EU 517/2014, UK retained law).
* Issue and control Permits to Work (PTW) and mechanical isolation certificates in compliance with site-specific Safe Systems of Work (SSoW).
* Perform LOTO (Lock Out / Tag Out) procedures on mechanical plant and maintain an accurate isolation register.
* Maintain an up-to-date log of all work completed and outstanding items via the CMMS (e.g. Maximo / IBM Tririga / ServiceNow).
* Ensure all contractors and staff comply with CBRE, client, and statutory safety and security requirements; conduct contractor inductions and supervise high-risk activities.
* Participate in and support the Critical Services training programme including Water Hygiene, AP/CP Authorisation, and Emergency Procedures.
* Ensure effective communication with the client, management team, and helpdesk, escalating out-of-line situations with incident reports.
* Operate as a collaborative team member, sharing technical expertise to resolve operational problems and providing cover during holidays, training, and sickness.

Required Qualifications & Certifications

Mechanical Engineering (Essential)

* City & Guilds 6187 / NVQ Level 3 in Heating & Ventilating or Mechanical Engineering Services (or equivalent recognised qualification).
* City & Guilds 6189 or equivalent in Air Conditioning & Refrigeration (RAC) - Level 2 minimum; Level 3 desirable.
* Recognised apprenticeship or equivalent structured programme in Mechanical / HVAC installation and maintenance.

F-Gas & Refrigeration (Essential)

* City & Guilds 2079 Category I F-Gas Certificate (or equivalent REFCOM / ACRIB recognised qualification) - mandatory for handling fluorinated greenhouse gases under UK F-Gas Regulations 2014.
* Practical experience of working on split, VRF/VRV, DX, and chilled water systems including compressor diagnostics, refrigerant recovery/recharge, and leak testing.
* Knowledge of GWP-compliant and low-GWP refrigerants (R32, R410A, R407C, R134a, R1234yf) and safe handling procedures.
* REFCOM Elite registration or equivalent proof of F-Gas handler certification desirable.

Water Hygiene & Legionella (Essential)

* City & Guilds 6017 / RSPH Level 2 Award in Legionella Awareness (HSE ACoP L8 compliant) - as a minimum.
* RSPH Level 3 Award in Legionella Risk Assessment and Water Safety Management, or Legionella Control Association (LCA) accredited training - highly desirable for Responsible Person (Water) duties.
* Demonstrable competence in conducting Legionella risk assessments in line with BS 8580-1:2019 and HSG274 Parts 1-3.
* Practical experience of water hygiene monitoring: temperature logging, TMV servicing, sentinel outlet flushing, cooling tower inspection, and disinfection procedures (chlorination / chlorine dioxide).
* Knowledge of the Written Scheme of Examination (WSE), Water Safety Plan (WSP), and associated documentation requirements.
* Awareness of HSE ACoP L8 (4th edition), HSG274, and CIBSE TM13 as they apply to building water services.

Health, Safety & Compliance (Essential)

* IOSH Managing Safely or equivalent (NEBOSH General Certificate desirable).
* Awareness of COSHH Regulations 2002 as applied to water treatment chemicals and refrigerants.
* Knowledge of the Pressure Systems Safety Regulations 2000 (PSSR) and Written Scheme of Examination for pressurised plant.
* First Aid at Work (3-day) - current certificate desirable.

Additional Technical Certifications (Desirable)

* PASMA Towers for Users or IPAF 3a/3b for working at height.
* Confined Space Awareness (low risk) for plant room and basement working environments.

Skills & Knowledge

Technical Skills (Essential)

* Advanced mechanical fault-finding and diagnostic skills across HVAC, chilled water, and ventilation systems.
* Proficiency in the use of calibrated test and measurement equipment including refrigerant analysers, ultrasonic leak detectors, thermographic cameras, anemometers, and manometers.
* Sound knowledge of BMS/SCADA systems - ability to interrogate trends and alarms relating to mechanical plant, including chiller staging, AHU control sequences, and cooling tower management.
* Knowledge of critical mechanical infrastructure: precision air conditioning (CRAC/CRAH), chilled water distribution, cooling towers, plate heat exchangers, pressurisation sets, and associated pipework.
* Strong understanding of water treatment chemistry and biocide programmes for open and closed systems.
* Understanding of thermal comfort standards (CIBSE Guide A, ASHRAE 55) and their application in data centre and office environments.

Technical Skills (Desirable)

* Data centre cooling operations experience including hot/cold aisle containment, economiser modes, and PUE optimisation.
* Familiarity with CMMS platforms (Maximo, Archibus, or equivalent) for PPM scheduling and water log management.
* Knowledge of BS EN 378 (Refrigerating systems and heat pumps) and BS EN 14276 (Pressure equipment for refrigerating systems).
* Report writing, water hygiene log management, and maintenance record-keeping to audit standard.

Working Conditions & Circumstances

* 12-hour rotating shift pattern (6 on / 4 off / 4 on / 6 off), covering days and nights.
* Flexibility regarding working hours, including occasional weekend and bank holiday working.
* Provide out-of-hours accessibility as part of the on-call escalation procedure.
* Work will be carried out within live plant rooms and mechanical risers; appropriate PPE including chemical-resistant gloves and eye protection for water treatment activities is mandatory and provided.
* Security clearance (BS 7858 vetting) required prior to site access.
* Physical ability to work in confined plant rooms, at height, and within the demands of a shift-based environment.
