What this role involves

As an intern in our APAC Living Capital Markets team based in Singapore, you'll gain hands-on experience in one of the most dynamic and socially impactful sectors in real estate. You'll work alongside senior professionals executing transactions across multifamily, co-living, student accommodation, workers accommodation, senior living, and affordable housing-asset classes that are reshaping how people live across Asia-Pacific.

Your responsibilities will include:

* Supporting the sale of operational living assets across multiple subsectors

* Conducting industry and company research on operators, investors, and market trends

* Assisting with operator selection processes and preparing evaluation frameworks

* Contributing to equity raising mandates by building investor target lists and preparing marketing materials

* Supporting debt financing processes by analyzing lender requirements and preparing information memoranda

* Preparing transaction comparables and building financial models

* Creating pitchbooks, opportunity presentations, and investment teasers

* Leveraging professional research platforms like Bloomberg, CapIQ, and internal tools to accelerate deal execution

This role offers direct exposure to complex, high-value transactions that require understanding both real estate fundamentals and operational business models-making it ideal preparation for a career in real estate investment banking or principal investing.

What we're looking for

* Undergraduate student available for a full-time internship starting as soon as possible, with flexibility for 3 to 6 months depending on your academic schedule and our project pipeline

* Background in Finance, Business, Economics, Real Estate, or a related field

* Strong analytical abilities with Excel and PowerPoint skills

* Genuine interest in the living sectors-understanding how demographic shifts, urbanization, affordability challenges, and changing lifestyle preferences are driving investment in purpose-built residential assets

* Proactive, detail-oriented, and resourceful mindset

* Comfortable working both independently and collaboratively in a fast-paced environment

* Prior experience with financial databases like Bloomberg or CapIQ is a plus, though we value curiosity, commercial awareness, and work ethic above all
