RESPONSABILIDADES PRINCIPALES

Gestión Financiera de Contratos FM:

* Procesamiento de facturas de contratistas y proveedores de servicios (limpieza, seguridad, mantenimiento)
* Validación de servicios prestados vs. contratos establecidos
* Control y seguimiento de presupuestos por Locación/cliente
* Gestión de órdenes de compra para servicios de facilities

Cuentas por Pagar Especializadas:

* Procesamiento de facturas de utilities (electricidad, agua, gas)
* Gestión de pagos a proveedores de mantenimiento preventivo y correctivo
* Control de gastos de suministros y materiales para facilities
* Seguimiento de contratos de servicios recurrentes

Análisis y Reportes Financieros:

* Elaboración de reportes presupuestales
* Análisis de variaciones presupuestales por centro de costo
* Análisis de dashboards financieros

COMPETENCIAS TÉCNICAS REQUERIDAS

Educación:

* Estudiante o graduada de carrera administrativas.

Experiencia:

* 2-3 años en posiciones financieras similares
* Experiencia previa en real estate o facilities management (preferible)
* Conocimiento en gestión de contratos de servicios

Conocimientos Técnicos:

* Manejo avanzado de Excel
* Conocimiento de procesos de cuentas por pagar y cobrar
* Familiaridad con contratos de servicios de facilities(preferiblemente)
* Conocimiento básico de normativas fiscales

Conocimientos Específicos de FM (Preferiblemente):

* Comprensión de servicios de facilities (HVAC, limpieza, seguridad, mantenimiento)
* Conocimiento de contratos
* Familiaridad con costos operativos de locaciones
* Entendimiento de métricas de facilities (costo por m², occupancy cost, etc.)
