The EMEA Program Manager will support the Global Workplace Services (GWS) EMEA Real Estate Operations Team with oversight of critical global programs to support the effective management of the EMEA real estate portfolio and related site services. The primary objective of the role is to enforce policies, processes, and controls, that promote compliance, risk management, and efficient decision-making. The function will also act as the conduit to the central / global teams that develop the enabling materials to drive related programs (e.g. standards, policies, processes, playbooks, priorities etc)

* Work with the central teams to understand the primary objectives of active and future GWS programs, and transpose into an actionable regional deliverables (communicate intent, manage scheduling, aggregate data, solicit insights from the EMEA field team, report out findings).
* Monitor portfolio and services performance by leveraging key metrics (while ensuring data accuracy) e.g. portfolio optimisation (portfolio efficiency: headcount + HYBRID versus seat count / site services: the right and consistent service levels and experience based on established services matrices).
* Help drive financial accountability and accuracy, supporting related budget and forecast planning processes, along with understandable variance explanations.
* Craft business critical justifications for approval: REC / PER / Budget / Forecast, whilst consistently aligning with established priorities.
* Adherence to Real Estate Capital (REC) Council cycles and Project Expenditure Requests (PERs), including driving consistent and accurate business case preparation, socialization, and submission within Purchase Authority SAFE Limits by policy.
* Purchase Orders alignment to approved Budget and Purchase Authority SAFE Limits by policy.
* Invoice payment approvals coordination, managed within Purchase Authority SAFE Limits by policy.
* Program management of audit / review programs as they occur in region, most notably coordinating documentation and response to findings.
* Serve as the primary regional point of control for vendor performance management tracking, assessment, and feedback (scorecards).
* Develop and manage travel and expense needs, including related business justification, tracking and reporting.
* FINANCE ROB: CAPEX & OPEX budget and forecasting partnering and coordinating with the real estate finance org.
* Partner with the Regional Transaction Management lead on managing and maintaining a 3 year outlook that aligns with established priorities.
* Partner with the Regional Project Management lead on managing and maintaining a 3 year outlook that aligns with established priorities.
* Monitor adherence to centrally defined methodologies, documents, and templates to ensure consistency, and to leverage best practices and expertise. Maintain the centralized regional repository (SharePoint and TEAMS) to document and track progress against regional commitments.
* Own team morale programs (remediation actions for SIGNALs).
* Drive clarity and alignment across the region, following GWS LT guidance, and create and enhance the sense of community and belonging across the EMEA team, and connectedness with peer and global teams through a regional communications and engagement plan including announcements, reminders, logistics and execution support for all hands meetings (remote).
* Drive and support efforts to improve business processes. Relentlessly seek out root cause problems and address them to drive cross functional improvements.
* Provide key reports and analytics to review results and progress and provide insights to allow proactive actions to be taken

Requerimientos del candidato/a:

Required Qualifications
* Bachelor's Degree in Business, Operations, Finance or related field AND extensive years work experience in program management, process management, process improvement
* OR equivalent experience.
