About this role
We are seeking a visionary Real Estate Strategy and Portfolio Manager to define, lead, and manage the long-term design of our corporate real estate assets. Reporting to the Head of Real Estate, this high-impact role is a senior individual contributor within the Global Workplace Function and is responsible for influencing a global portfolio. The role requires driving bold, data-informed portfolio decisions across HQs, hubs, and shared services, to ensure our physical footprint directly supports business growth, maximizes operational efficiency, and attracts top talent. These are some of the key components to the position:
* Global Footprint Strategy & Optimisation Cycle: Develop and continuously implement the Global Location Strategy Blueprint, defining asset classification (HQs, hubs, shared service centers) and ensuring the portfolio distribution aligns with future talent strategy and demand forecasting.
* Drives Portfolio Alignment: Actively influences the global portfolio and location strategy by continuously engaging key stakeholders (executive leadership, HR, business unit heads) to gather and incorporate their strategic requirements, translating their needs into financially viable and actionable portfolio decisions.
* Portfolio Optimisation & Financial Control: Drive a continuous optimisation cycle to maximise asset utilization and achieve mandated reduction targets in Total Cost of Occupancy. Provide ongoing portfolio risk exposure analysis and manage OPEX and CAPEX budgets during implementation.
* Financial Rigor & Investment Governance: Prepare and present robust, defensible Business Cases to secure executive capital approval including detailed ROI analysis, NPV calculations, and multi-variant financial scenarios to justify investment.
* Governance, Roadmap, and Data Integrity: Formalise the Workplace Decision Making Governance framework and define the Multi-Year Portfolio Roadmap with defined delivery KPIs. Ensure the integrity and governance of all portfolio data within the IWMS System of Record.
* Strategic Initiative Partnership: Partner with Project Management leads to provide the strategic and financial context necessary for project execution, ensuring that all capital initiatives maintain alignment with the approved business case throughout delivery.
* Commercial Team Collaboration: Collaborate closely with Leasing leads by providing all necessary market data, demographic analysis, and financial thresholds required for site selection and commercial negotiations, thereby ensuring optimal commercial outcomes.
* Corporate Real Estate Standards, Utilisation, and Compliance: Define and enforce Corporate Real Estate Standards (density, technology integration, space typology). Implement a continuous improvement cycle based on ongoing monitoring and reporting of utilisation metrics and ensure full regulatory and lease compliance.
* Operational Integration & Change Implementation: Partner with HR, Workplace Operations and Excellence colleagues to translate strategic planning into operational reality. Drive the implementation of change protocols necessary to manage transitions and ensure new workplace models are successfully adopted.
What will you bring to the team?
* Bachelor's degree in Finance, Real Estate, or a related field required; an MBA or relevant Master's degree is highly preferred.
* Proven experience in corporate real estate strategy, global portfolio management, and large-scale workplace transformation within a multinational organization or top-tier consulting firm.
* Proven, hands-on experience in advanced financial modeling, business case development (ROI/NPV), and capital planning. Strong knowledge of commercial lease terms, market benchmarking, and lease accounting standards (ASC 842 / IFRS 16).
* Demonstrated expertise in location strategy, workforce planning, and operational efficiency analytics. Experience overseeing an Integrated Workplace Management System (IWMS) and understanding the application of AI in CRE.
* History of effective stakeholder management and influencing skills at the executive level in a matrix organization. Demonstrated ability to thrive in ambiguity and synthesize complex data into clear, written reports.
* Direct experience in managing major CRE initiatives (consolidation, expansion) and a demonstrated understanding of ESG principles and sustainability integration.
