Are you a hands-on construction leader who thrives in a fast-paced, operational environment? Do you enjoy being at the heart of delivery, solving problems on site, and working closely with leasing and commercial teams to bring projects to life? We are looking for a Construction Manager to join our team and play a pivotal role in delivering high-quality construction works across our standing assets, refurbishments, and leasing projects.

This is a key position within our organisation, ensuring that all construction activities are executed safely, efficiently, and to the highest standards-while minimising disruption to our centres, tenants, and customers. You will also be a crucial partner to our Leasing teams, providing technical expertise and cost input that helps shape commercially viable deals.

Key Objectives:
As a Construction Manager, you will take ownership of on-site delivery across a range of projects, from landlord works and tenant fit-outs to refurbishment and asset enhancement initiatives. You will ensure that all works are completed safely, on time, within budget, and in line with URW standards and regulatory requirements.

You will also support the leasing process by providing early-stage feasibility assessments, technical guidance, and cost estimates-helping to accelerate deal execution and ensure alignment between commercial ambition and technical reality.

You will report to the Senior Construction Manager, Nordics, and work closely with Project Managers, Leasing, Technical Managers, Centre Management, Finance, and external contractors.

Key Responsibilities:

1. Construction Leadership & Site Management
* Lead and manage day-to-day construction activities across multiple sites.
* Maintain strong on-site presence and proactively resolve issues.
* Coordinate contractors, subcontractors, and suppliers.
* Drive a culture of safety, quality, and accountability.

2. Project Delivery & Execution
* Deliver works in line with programme, scope, and budget.
* Support planning, phasing, and logistics.
* Manage risks and ensure project milestones are achieved.
* Coordinate tenant and landlord works for seamless delivery.

3. Design Implementation & Technical Control
* Ensure correct implementation of design, specifications, and standards.
* Work with design teams to resolve technical challenges.
* Support value engineering and constructability reviews.

4. Health, Safety & Compliance
* Ensure full compliance with HSE legislation, CDM, and URW policies.
* Lead site inspections, audits, and safety reporting.
* Ensure all RAMS, permits, and documentation are in place.
* Actively manage risk and mitigation measures.

5. Cost Control & Commercial Support
* Monitor site costs and performance against budget.
* Support forecasting, reporting, and variation control.
* Identify cost-saving opportunities.
* Provide cost estimates and technical input to Leasing.

6. Stakeholder & Communication Management
* Act as the primary on-site contact for internal and external Stakeholders.
* Maintain strong relationships with Leasing, Centre Management, and contractors.
* Support authority coordination and permit processes.
* Ensure clear and consistent communication.

7. Quality Management & Handover
* Ensure high-quality standards across all works.
* Manage inspections, snagging, and defect resolution.
* Oversee documentation and handover to operations and tenants.
* Support post-completion follow-up as required.
