Are you a hands-on technical property professional who thrives on improving buildings, optimising operations, and driving smart investments? Do you want to play a key role in one of Sweden's most successful shopping centres while working for a leading international real estate company? If so, this could be your next step.
As Technical Manager, you will play a central role in optimising energy performance, planning long-term technical investments, and supporting data-driven reporting. You will analyse operational costs, collaborate closely with contractors, suppliers, and tenants, and independently manage smaller technical projects that contribute to the centre's long-term performance and sustainability.
What you will be doing…
Technical Operations & Maintenance
* Support the planning and execution of investments in technical systems, general upgrades, and improvements to the shopping centre.
* Ensure statutory inspections are completed, documented, and followed up; manage property damages and corrective actions.
* Develop operation and maintenance plans together with the Senior Technical Manager and contribute to daily operational oversight.
* Monitor running costs (e.g., energy, waste) and ensure alignment with contractual terms.
* Follow up on energy consumption, including preparation of monthly reports.
* Oversee waste-handling processes in collaboration with contractors and ensure accurate reporting.
Supplier & Contract Management
* Maintain close contact with external suppliers (operations, security, cleaning, waste management) to ensure service delivery meets contractual standards.
* Support the Senior Technical Manager and Facility Manager in identifying weaknesses in supplier performance and opportunities to optimize cost and daily operations.
* Manage insurance cases and ensure timely communication with relevant stakeholders.
Tenant & Project Support
* Oversee and participate in tenant fit-outs from a technical perspective, working closely with project managers.
* Support technical projects and gradually take ownership of long-term project management responsibilities.
* Act as a point of contact for tenants on operational and technical matters (e.g., Täby-mail, Connect).
Financial Administration
* Manage invoice flows and ensure accurate coding and approval processes.
* Actively contribute to quarterly and annual financial closing activities.
* Support the annual budgeting process.
* Take responsibility for the OPEX budget, including delivery of planned actions, execution of assigned cost and spot orders, budget follow-up, forecasting, and financial administration.
Reporting & Compliance
* Report key performance indicators, including energy data, to the Paris headquarters.
* Ensure accurate reporting and follow-up in systems such as Reporting21, Momentum, and Dalux.
* Administer authority inspections and prepare for internal and external reviews (e.g., Health & Safety, BREEAM).
What skills, experience, and knowledge will you need to be successful?
* Relevant post-secondary technical education (e.g., property management, building operations).
* Minimum 2-3 years of experience in technical property management; commercial property experience is beneficial.
* Strong administrative skills, comfortable working with digital systems.
* Experience in shopping centres, control systems, automation, or energy-saving projects is an advantage.
* Excellent command of Swedish and English, both spoken and written.
