Facilities Coordinator - Hard Services - JLL
What this job involves:
As a Facilities Coordinator specializing in Hard Services at JLL, you'll be the technical backbone of our Puerto Madero operations, ensuring that critical building systems run smoothly, efficiently, and safely. This role places you at the center of facilities operations, where your technical expertise directly impacts building performance, occupant comfort, and operational costs. You'll manage everything from HVAC and electrical systems to energy optimization and life safety protocols, while coordinating with contractors, vendors, and internal teams. What your day-to-day will look like:
* Coordinate the maintenance, repair, and operation of critical building systems including HVAC, electrical, plumbing, and mechanical infrastructure to ensure uninterrupted facility operations.
* Develop and implement preventive maintenance schedules for all building equipment and systems, using CMMS platforms to track work orders, monitor performance, and ensure optimal equipment longevity.
* Manage relationships with external contractors and vendors for specialized maintenance, repairs, and installations, ensuring quality work, adherence to schedules, and budget compliance.
* Monitor building energy consumption patterns and building automation systems, identifying opportunities for efficiency improvements and implementing energy-saving initiatives that reduce operational costs.
* Conduct regular facility inspections to proactively identify potential issues, assess equipment condition, and address maintenance needs before they escalate into major problems or emergencies.
* Oversee life safety systems including fire alarms, sprinklers, and emergency lighting, coordinating testing, maintenance, and compliance documentation to meet regulatory requirements.
* Respond to technical issues and emergencies with urgency and effectiveness, troubleshooting problems, coordinating repairs, and ensuring minimal disruption to building operations and occupants.
Required Qualifications:
* Bachelor's degree in Engineering, Facilities Management, Architecture, or a related technical field that provides foundational knowledge of building systems and operations.
* 2-3 years of hands-on experience in facilities management or building engineering with demonstrated focus on hard services operations and maintenance.
* Strong technical knowledge of building systems including HVAC, electrical, plumbing, and building automation systems, with the ability to troubleshoot issues and coordinate repairs effectively.
* Working knowledge of building codes, safety regulations, and industry standards applicable to commercial facilities in Argentina.
* Proficiency in using computerized maintenance management systems (CMMS) and building automation software to manage work orders, track maintenance, and optimize system performance.
* Excellent communication skills in Spanish and English(both verbal and written), with the ability to coordinate effectively with contractors, vendors, and internal stakeholders across all levels.
* Ability to read and interpret technical documents, blueprints, schematics, and specifications to understand building systems and coordinate maintenance and renovation work.
Preferred Qualifications:
* Experience in project management, particularly overseeing facility maintenance projects, renovations, or construction coordination within operational buildings.
* Knowledge of energy management principles and sustainability practices, with experience implementing efficiency initiatives or supporting green building operations.
* Experience in budget management and cost control for facilities operations, including tracking expenses, managing vendor contracts, and identifying cost-saving opportunities.
* Familiarity with health and safety management systems and experience ensuring compliance with environmental standards and workplace safety regulations.
* Relevant certifications such as Certified Facility Manager (CFM), Building Systems Maintenance Certificate, or other recognized facilities management credentials.
* Strong analytical and problem-solving skills with the ability to assess complex technical issues, evaluate options, and implement effective solutions.
* Flexibility to be on-call for emergencies and willingness to work outside standard hours when critical situations require immediate attention.
