What this job involves:
We are seeking a Business Analyst to join the AMER Occupancy Planning analytics team. Reporting to the Lead Analyst, you will serve as a core contributor to the data-driven engine that powers occupancy planning decisions across a 50MM RSF portfolio. You will work hands-on with complex datasets-building capacity, space configuration, headcount demand, live utilization, and customer feedback-to produce the insights, models, and reports that enable our planners to deliver strategic, efficient, and employee-centric workplace solutions for our client. This role is ideal for an analytically rigorous professional who thrives on turning messy, multi-source data into clear answers and compelling visual stories. You will collect, clean, and integrate data from multiple sources to build a holistic view of the portfolio including capacity and configuration, demand, utilization, and customer feedback. You will perform exploratory data analysis to identify patterns, trends, anomalies, and disconnects between supply, demand, and actual space use, support the development of advanced analytical models including predictive forecasting, scenario analysis, and optimization algorithms, and execute "what-if" scenario analysis to test the impact of different headcount forecasts, hybrid work models, or space configurations.
What your day-to-day will look like:
* Collect, clean, and integrate data from multiple sources to build a holistic view of the portfolio including capacity and configuration (building size, floor plans, space types, capabilities), demand (business unit headcount projections, growth forecasts, specific space requirements), utilization (badge data, sensor feeds, network logins), and customer feedback (survey results, workshop outputs, interview notes)
* Perform exploratory data analysis to identify patterns, trends, anomalies, and disconnects between supply, demand, and actual space use
* Support the development of advanced analytical models including predictive forecasting, scenario analysis, and optimization algorithms, executing "what-if" scenario analysis to test the impact of different headcount forecasts, hybrid work models, or space configurations
* Build and maintain operational dashboards and reports tracking Occupancy Planning team performance, monitoring and reporting on key performance indicators including work status, work volume, plan accuracy, and performance against service level agreements
* Fulfill ad hoc reporting requests from leadership and the planning team with accuracy and speed, automating recurring reports and data pipelines to improve efficiency and reduce manual effort
* Create clear, compelling, and visually engaging reports and presentations for executive-level audiences, translating analytical findings into actionable narratives using tools such as Power BI, Tableau, or Amazon QuickSight
* Support Occupancy Planners with data-driven materials for strategic recommendations including stack plans, allocation proposals, and optimization opportunities, developing standardized templates and visualization best practices for the analytics function
* Apply AI and machine learning techniques to support predictive modeling, anomaly detection, natural language processing of feedback data, and workflow automation
* Partner closely with Occupancy Planners providing analytical support throughout the planning lifecycle from demand analysis through allocation and post-move validation.
Required Qualifications:
* Bachelor's degree in Business, Data Science, Finance, Statistics, or a related quantitative field
* 2-4 years in a business analysis, data analysis, or analytics role
* Strong proficiency in Excel including advanced formulas, pivot tables, Power Query, and data modeling
* Hands-on experience with at least one data visualization tool: Power BI, Tableau, or Amazon QuickSight
* Working knowledge of SQL for data extraction and manipulation
* Familiarity with Python or R for data analysis, scripting, or automation
* Demonstrated ability to synthesize data from multiple sources into clear, actionable insights
* Strong communication skills with the ability to present analytical findings to non-technical audiences
* Detail-oriented with a commitment to data accuracy and analytical rigor.
Preferred Qualifications:
* Experience in commercial real estate, corporate real estate, or workplace/facilities management
* Exposure to AI/machine learning concepts and tools including predictive modeling, NLP, and clustering
* Experience with cloud-based data platforms such as AWS, Snowflake, or Databricks
* Familiarity with space management systems such as IWMS, CAFM, or occupancy planning tools
* Experience with workflow automation tools including Power Automate, Quick Flows, or similar
* Understanding of headcount forecasting, seat demand modeling, or portfolio optimization concepts
* Track record building capacity and configuration datasets including building size, floor plans, space types, and capabilities
* Experience analyzing demand including business unit headcount projections, growth forecasts, and specific space requirements
* Background working with utilization data including badge data, sensor feeds, and network logins
* Experience synthesizing customer feedback including survey results, workshop outputs, and interview notes
* Ability to identify opportunities to leverage automation tools to streamline repetitive analytical tasks
* Experience collaborating with cross-functional teams including Facilities, Design & Construction, and Technology to ensure data integrity and alignment
* Track record proactively identifying and communicating opportunities for space optimization, improved employee experience, and cost savings
* Ability to develop standardized templates and visualization best practices for analytics functions
* Experience contributing to the establishment of best practices for data analysis, modeling, and reporting
* Background staying current on emerging data science and AI capabilities relevant to corporate real estate and occupancy planning.
